Comfort and appearance are key aspects of shared outdoor spaces. At Dry Dock Estates in Okoboji, Iowa, the goal was to create a patio that matched the luxury of the condominiums while still being functional for everyday use. This commercial pergola installation helped transform the fully exposed lakefront patio into a space that residents and their guests can enjoy throughout the day.
Why Shade Was Necessary on This Patio
This was a new construction project with a large lakefront patio. The space included a pool, seating areas, and outdoor cooking stations. While the layout was beautiful, the patio had no protection from the sun. That meant:
- Limited comfort during peak hours
- Less usable space throughout the day
- No defined areas for gathering
The design team needed a solution that would improve comfort while still matching the modern, upscale feel of the property.
Choosing the Right Pergola System for a Commercial Space
For this commercial pergola installation, we worked closely with the developer, contractor, and designers to choose the right system. The team selected the R-BREEZE fixed louvered pergola for a few key reasons.
First, it’s extremely low maintenance, which matters in a shared community space. Second, the R-BREEZE system doesn’t require operation. There are no remotes to manage or controls to keep track of. Lastly, it provides a clean, modern look that fits the style of the property.

Each pergola features a black frame with dark gray louvers set at a 90° angle. This creates consistent shade while maintaining an open, architectural feel.
Layout of the Pergolas Across the Patio
Instead of installing one large structure, the patio was divided into functional zones using four pergolas. This approach works well in commercial outdoor spaces because it helps define how each area is used.
The layout is symmetrical from side to side, with the pool and hot tub in the center. On each side of the pool, a 8′ x 20′ pergola covers lounge chairs. Outside of the pool fence on each side, a 12′ x 20′ pergola covers the dining and cooking area.
By spacing the pergolas across the patio, each area feels intentional and comfortable. Many residents can use the space simultaneously, without interrupting or intruding on others.

Built-In Lighting for Evening Use
Each pergola includes recessed lighting. This allows the space to stay functional after the sun goes down. It also improves the overall experience of the patio, giving it a clean and finished look at night. For commercial properties, this adds value by extending how long the space can be used each day.

Installation Challenges on a Lakefront Property
Every commercial pergola installation comes with its own set of challenges. On this project, weather played a role. Lakefront wind conditions required careful planning during installation, and the cold April temperatures kept us moving to stay warm!
We also coordinated closely with other trades on site. Our team worked with the plumber and electrician to route wiring and piping through the pergola posts, keeping everything hidden. This was the first time we incorporated the utilities in this way, but it works to maintain a clean and polished look across the patio.
The Final Result
This commercial pergola installation delivered exactly what the design team wanted to achieve. The pergolas provide:
- Comfortable shade during the day
- Lighting for evening use
- Defined areas for dining and relaxing
- A clean, modern look that matches the property
Most importantly, the patio is now a space residents can use throughout the day.

A Better Outdoor Experience for Residents
At the end of the day, this project is about more than pergolas. It is about creating a better outdoor experience. With the addition of these structures, Dry Dock Estates now offers a patio that feels complete, functional, and aligned with the level of the development. For developers and property owners, this is what a well-planned commercial pergola installation can deliver.

A commercial pergola installation is when a pergola is designed and installed for a shared outdoor space. These projects are common at condominiums, apartment communities, hotels, and restaurants.
Pergolas help define seating and dining areas while adding shade and structure. They make outdoor spaces more comfortable and easier to use throughout the day. They also improve the overall look of the property.
The R-BREEZE was a good fit because it is simple, low maintenance, and does not require any operation. The stationary louvers make it ideal for shared spaces where residents and guests can use the area without needing controls or remotes.
Once materials were on site, all four pergolas were installed in three days. Planning and coordination with other trades took place before installation began.
